Close of Escrow
Closing day is the final step in the home selling process. While most of the work has already been completed, it's important to stay organized and prepared to ensure a smooth and successful transaction. At Copper Key Realty & Management, we'll guide you through the final details and help coordinate everything needed to get your sale across the finish line.
Final Walk-ThroughPrior to closing, the buyer will typically conduct a final walk-through of the property. This inspection allows them to verify that the home is in the agreed-upon condition, any negotiated repairs have been completed, and all personal belongings have been removed from the property.
Prepare for Move-OutBefore closing, be sure to cancel or transfer utilities and home services associated with the property. You'll also want to gather garage door openers, keys, appliance manuals, and any other important items that should be transferred to the new owner.
Expect the UnexpectedEven during the final stages of a transaction, unexpected issues can occasionally arise. Delays with financing, title work, repairs, or other closing requirements are not uncommon. Our experienced team will work proactively with all parties involved to help resolve any challenges and keep the transaction moving forward.
Finalizing the SaleAt closing, the necessary documents will be signed and reviewed by all parties. The closing agent will coordinate the transfer of funds, finalize the settlement statement, and record the transaction with the appropriate local office.
Once all documents have been completed and the sale has been officially recorded, ownership transfers to the buyer and your home is officially sold.
Congratulations on a successful sale! Whether you're purchasing your next home, relocating, or pursuing new opportunities, Copper Key Realty & Management is honored to have been part of your journey.
